 Each lot is ready to build.  You may choose to do some clearing or land work depending on your house plan and location on your lot.  


Each lot includes:  road access, buried electrical run to the corner of your lot, municipal quality water and sewer access (no well or septic needed) and access to the Waters of Vermilion Community Association and all the amenities. 


As an owner you also have access to 4 community docks or access to purchasing a private dock 


There is a BIG SAVINGS in money and time having road access, utilities and Water/Sewer all in place and ready to go.

There is a huge savings in buying a lot at Waters of Vermilion VS a raw land lot because all of the infrastructure is already done for you:


1. Municipal Quality Community Water

Can I create my own home design?

The monthly Community Association includes your water & sewer service, garbage services, lawn mowing, and snow removal. 


 It also covers the maintenance of the common areas and trails, plowing the roads in the winter and the maintenance and use of the Waters Clubhouse and the Boat & Bike Club. 



Monthly Fees Are:

$55/mo for vacant lot

$110 for vacant double lot

$250 for completed home

$365 for completed home on double lot


The Completed Home fee goes into effect when the house is hooked up to both the water and sewer service and is ready for occupancy.

 Yes!  You may choose from one of our models or you may bring your own design.  All homes are subject to reasonable Architectural Guidelines.

 Yes!   We have preferred builders however; you may also use your own.  We will work with your builder to discuss the community procedures for building and perhaps they will be come a preferred builder too!

No, WATERS of Vermilion is a lake home community. You own your own lot and home.  You also own the 27+ acres of common area and amenities. It is all managed by the Community Association so you never have to worry about mowing your lawn or plowing your driveway! 

 It is your home.

WATERS of Vermilion has 4 community day docks that are available first come first serve for  owners and visiting guests.  There is also permitting for 24+ docks/slips.  Private Floating Dock slips can be purchased separately and are only available to WATERS of Vermilion owners.  Your dock is licensed and connected to your lot in perpetuity.  There is a nominal annual maintenance fee for putting the slips in and taking them out in the fall. There will also be future boat & trailer storage conveniently on site.

Because you own your home, maintenance of you home and gardens are your responsibility in addition to the regular utility bills that you would normally have with any cabin or home (electricity, gas, Internet & cable TV if you choose) 


The Community Association can offer additional services for an additional fee if you would like gardens maintained or require home repairs.

Can I Put a Camper or RV on My Lot?

Yes, Long term and short term rentals are allowed with a minimum stay of 2 nights.   You may use your own rental service or the Community Association may have a rental pool and can manage the rentals for you for a fee.  All rental guests are required to have a copy of the community association Rules and Regulations as well as sign a release to use the common amenities.

Campers and RV's are not allowed, however, Fortune Bay has a really, reasonable campground near by.   During Construction, you may have a nice Construction Trailer on your lot.
