Is this a timeshare?

No, WATERS of Vermilion is a lake home community. You own your own lot and home.  You also own the 27+ acres of common area and amenities. It is all managed by the Community association.

What is included with my lot?

 Each lot is ready to build on.  It includes road access, buried utilities run to the corner of your lot, municipal quality water and sewer access (no septic needed) and membership and access to the Waters of Vermilion Community Association and all the amenities.  With access, utilites and no septic needed, you save tens of thousands of dollars up front when compared to a traditional raw land purchase. 

Where do I put my boat?

WATERS of Vermilion is permitted for 24+ docks.  Dock slips can be purchased separately and are only for WATERS of Vermilion owners.  Your dock is titled and connected to your lot.

Can I create my own designed home?

 Yes!  You may choose from one of our models or you may bring your own design.  All homes are subject to reasonable Architectural Guidelines. 

Can I use my own builder?

 Yes!   We have preferred builders however; you may also use your own.  We will work with your builder to discuss the community procedures for building and perhaps they will be come a preferred builder too! 

Are there any additional fees?

 Yes.  Each month, you will pay dues to the Community Association and you will have a water/sewer fee.  Both are very reasonable.  You will not pay to have your lawn mowed or snow removed!  You will not pay to have systems or trails maintained.  You will not pay for access to The Waters Club, any of the amenities or use of the Boat and Bike club. You could also have additional fees if you rent the Guest Cabin, reserve the entire Waters Club for a private event.
OF course, you will have the regular utility bills that you would normally have with any cabin or home (electricity, gas, phone & cable TV if you choose)
